Bank statement loan income calculator

See roughly how a lender turns your deposits into qualifying income, and how that compares with the number on your tax return.

Your deposits

Total deposits over 12 or 24 months divided by the number of months. Leave out transfers between your own accounts, loans, and refunds.

Many lenders default to around 50% on business accounts. A CPA letter can support a lower, more accurate ratio.

How it works

Understanding the estimate

How do lenders calculate income from bank statements?

They total the qualifying deposits over 12 or 24 months, back out transfers, loan proceeds, and refunds, and average them by month. On business accounts they apply an expense factor (often around 50%, sometimes lower with a CPA letter) to account for operating costs. The result is your monthly qualifying income.

Is this calculator an approval or a quote?

No. It's an educational estimate of how a bank statement review typically converts deposits into qualifying income. The lender's actual review decides the real number.

Why does a personal account count more of my deposits?

Deposits into a personal account are usually what you pay yourself after the business covers its costs, so many lenders count most or all of them. Business account deposits include money that goes right back out for expenses, so an expense factor is applied.
